    Book notes

Four ways rental properties make money

Turner explains that rental properties create wealth in four ways. The first is appreciation, including natural market appreciation and "forced" appreciation through renovation and the like. The second is cash flow, the rental income left after all expenses are paid, which he calls the lifeblood of a rental investor, stressing that you should buy properties that have positive cash flow from the start.

The third is tax benefits: to encourage housing supply, the US government gives real estate investors many tax advantages that other investments lack. The fourth is loan paydown: the rent your tenants pay helps pay off your mortgage bit by bit, letting you build equity with other people's money.
